Detailed Proposals

Kensington Town Hall, which sits above the car park, will not be altered as a result of these proposals. The new uses are all within basement levels B2 and B3. Parking for RBKC’s vehicles, the servicing of the Town Hall and approximately half of the existing public car parking will remain. The proposed uses and areas are as follows:

  • Hospitality training academy – 130 sqm on level B2.

  • Flexible workspace – 455 sqm on level B2.

  • Secure self-storage – 2,675 sqm on level B3.

To ensure the well-being and safety of all those who use the new facilities, amendments to the existing sprinkler system together with new fresh air ventilation and lighting schemes are planned throughout the storage, workspace and training academy spaces.

We are maximising sustainable design and the use of modern technology wherever possible. This will help deliver the most sustainable project possible and ensure ease of management in our increasingly digital world.

The existing pedestrian access points will be used for the workspace and training academy. There are 7 car parking spaces available for customers of the secure storage units.

Site location

The training academy will work with the hospitality industry and focus on inspiring young people to seek careers in hospitality, leisure and tourism and giving them the skills in such short supply. The education programme will provide them with knowledge and skills in their area of interest as well as practical advice to help them achieve their career goals.

The academy will recruit locally and provide students with tailored support, dedicated aftercare package and access to work placements. We are currently talking to a number of operators who could partner in the academy.

Our proposals will include a training academy for the hospitality industry

The proposed flexible workspace will be made up of small units of about 35 sqm in size to support small businesses, which are likely to include e-commerce, workshop, R&D, studio and production.

The workspace would be let on flexible all-inclusive short-term leases starting from 6 months with no requirement to commit to long-term leases. The intention is for these units to support small businesses that require flexible workspace (i.e. workshops, e-commerce, R&D, production etc) rather than traditional offices.

The affordability of the workspace is based on leases offering flexible terms and fully inclusive services. The rental level will be reflective of what could be sought for this type of space in RBKC. It is important to reiterate that the space is not being marketed to potential office occupiers.

Flexible workspaces will be provided to suit a variety of needs
